Cloud One Planned For Wynwood, Miami

Plans have been submitted for potentially redeveloping the Whale & Star building in Miami’s Wynwood Arts District into a mixed-use project. The site is located at 2215-2237 Northwest 1st Place, 175 Northwest 22nd Street, and 170 Northwest 23rd Street, and spans 37,822 square feet. Currently, the property contains 27,406 square feet of commercial buildings, which would be demolished under the proposal. The city’s Wynwood Design Review Committee is set to review the project plans on Sept. 10.

 

The developer, Whale & Star Wynwood Owner LLC, acquired the property for $24 million in 2023. The proposed eight-story building would cover 246,307 square feet, including 214 hotel rooms, 87 condominium units, 11,350 square feet of commercial space, and 87 parking spaces. The commercial component would consist of 8,935 square feet of ground-floor space and a rooftop restaurant and bar. The rooftop would also include a pool and a gym.

Wythe hotel rooms, located on floors three through five, would range in size from 223 to 425 square feet. The condominiums on floors six through eight would offer units ranging from 406-square-foot studios to 1,592-square-foot loft-style residences with up to three bedrooms and mezzanine decks. Cloud One Hotels would brand and operate the hotel, and condo residents would access shared hotel services and amenities.

 

The project is designed by Hollywood-based O’Donnell Dannwolf and Partners Architects Inc., with HWKN Architecture as the design consultant. Bliss & Nyitray handles structural engineering, MG Engineering handles MEP engineering, and Schwebke Shiskin + Associates handles civil engineering. Christopher Cawley Landscape Architecture is responsible for the landscape design. Additionally, Miami-based Goldman Global Arts, known for its work on Wynwood Walls, will curate the artwork and murals for the development.
